Monthly Rental Plan

Residents who enter Westminster Village North with a rental residency agreement pay no entrance fee. All monthly rental plans include the following:

Benefits of the Monthly Rental Plan include:

  • Priority access to on-site health care services, should the need arise.
  • Access to all the services and amenities available at Westminster Village North.
  • A medical tax deduction (calculated annually) for monthly service fees.

Life Plan

Residents who enter Westminster Village North under a Life Plan residency agreement pay an initial (one-time only) entrance fee and a monthly service fee throughout their residency. The terms and benefits of the various Life Plan residency agreements are the same with the exception of the fees, charges, and refund policies.

All Life Plan agreements provide the following:

  • Priority access to on-site health care services, should the need arise.
  • Access to all the services and amenities available at Westminster Village North.
  • Lower monthly service fee than the fees required for rental plans.
  • The opportunity to apply for charitable care if your financial resources are exhausted through no fault of your own.
  • A medical tax deduction (calculated annually) for a portion of entrance fees and monthly services fees.
  • Declining Refund Option and Return of Capital Option available with different refund policies.

Continuing Care Declining Refund Plan

With this option, should you move permanently from Westminster Village North, the potential refund is based on 90% of the entrance fee and declines each month of residency until it is fully exhausted at the end of 48 months, as per the terms of the residency agreement.

Continuing Care Return of Capital Plan

Under this option, if you should move permanently from Westminster Village North at any time, up to 80% of the entrance fee would be refunded to you or your estate as per the terms of the residency agreement.

Medicaid Program

Westminster Village North accepts traditional Medicaid in our Health Center. For more details and information on the process of using Medicaid benefits at Westminster Village North, please call (317) 823-6841.

A Life Plan contract is designed to provide long-term security, predictable living, and access to future healthcare. Rather than simply paying for a residence, you’re investing in maintenance-free living today while securing priority access to Assisted Living, Memory Care, Skilled Nursing, and Rehabilitation should your needs change. It allows you to plan confidently for t he future while remaining in the community you call home.

An entrance fee is more than an upfront cost; it’s an investment in your future. It secures your residence, provides priority access to higher levels of care, and supports the long-term financial stability of our nonprofit community. Unlike traditional rental communities, a Life Plan contract helps protect your future by combining housing, healthcare planning, and financial security into one comprehensive plan. 

Westminster Village North offers two Life Plan contract options:

  • Declining Refund Option – Features a lower entrance fee with a refund that declines over a specified period.
  • Return of Capital Option – Requires a higher entrance fee while returning a larger portion of your entrance fee to you or your estate after your residence is reoccupied.

Both options include the benefits of a Life Plan contract, including priority access to future healthcare, maintenance-free living, and the security of the Life Plan Promise. Our team can help you compare each option to determine which best aligns with your financial and estate planning goals.

The Life Plan Promise reflects Westminster Village North’s nonprofit mission and commitment to lifelong security. If your financial resources become depleted through no fault of your own, you can continue living at Westminster Village North while maintaining your dignity, privacy, and access to the care and services you need. This promise is supported through benevolent care funding provided by the Westminster and BHI Foundations, helping ensure residents can remain in the community they call home.

Westminster Village North offers month-to-month rental options for select Independent Living and Assisted Living apartments. Rental residents enjoy many of the same amenities, services, dining, activities, and community lifestyle; however, Life Plan contract benefits, including the Life Plan Promise and certain long-term healthcare protections, do not apply.

Your Monthly Service Fee covers many of the everyday expenses associated with homeownership, including maintenance, utilities, scheduled transportation, wellness amenities, customer service, and access to community programs and activities. Apartment residents also receive housekeeping, linen service, and flexible dining options. Services vary depending on your residence and contract.

While rental communities offer flexibility, they generally do not include guaranteed access to future healthcare or long-term financial protections. As a nonprofit Life Plan Community, Westminster Village North offers a full continuum of care, priority access to higher levels of care, and the security of the Life Plan Promise. This allows residents to plan ahead with confidence instead of making healthcare decisions during a crisis. 

Depending on the Life Plan contract you choose, you may be eligible to receive a refund of a portion of your entrance fee. The amount and timing of any refund vary based on whether you selected the Declining Refund Option or the Return of Capital Option. Our team will walk you through each contract in detail so you can make an informed decision.
